CONCEPT
The main focus and aim of Sham Village is to bring a feeling of freedom and space, while being combined with air and lots of light. The complex fulfills every person’s dream of a modern home, offering peace and comfort – a quality life close to nature and close to the city.
ARCHITECTURE AND DESIGN
Sham Village is a closed complex of 6 single-family houses built in monolithic construction through modern architecture and aesthetics, in a surrounding green environment. Each house has proportional shapes, clean lines and spaces that achieve the necessary comfort. Based on our experience, the allocations follow the client’s requirements and expectations as well as possible.
EXHIBITION OF HOUSES and situation
All houses face SOUTH/WEST, guaranteeing maximum access to sunlight and, accordingly, natural heat to all rooms, resulting in more comfort in all seasons.
PARKING
In our hectic everyday life, the convenience of parking is a necessity. That is why we have provided two parking spaces for each house in the Sham Village complex. And the allocations in the inner courtyard have enough space to allocate two more parking spaces without limiting the planned green area.

“Sham Village” complex is located in the village of Zvezdica, only 7 kilometers from the center of Varna. With a view to the South, the complex is distinguished by a unique view and location.

Bricks – With excellent thermal conductivity, compressive strength and fire safety class
Facade – executed in a modern combination of colors with mineral plaster and decorative elements.
Facade and garden lighting – designed in a way that contributes to the modern look of the complex.
Windows – a high-class combination of sliding aluminum profiles, 7-chamber functional PVC profiles, all executed in RAL color and three-layer glazing with proven energy-efficient characteristics.
Entrance door – aesthetically selected and guaranteeing excellent security.
Treatment plant – an individual treatment plant is provided for each individual house.
Interior staircase – made in a supporting metal structure with wooden steps.
Air conditioning – the project provides for the installation of air conditioning systems for heating and cooling.
Heat pump – at the customer’s request, the construction of this type of installation will be considered.
Photovoltaic panels – at the customer’s request, during the construction of each house, we have provided opportunities to build a system of photovoltaic panels.
Charging station for an electric car – at the customer’s request, an installation for a charging station for an electric car will be built.
Video surveillance and alarm system – at the customer’s request, we recommend the preliminary construction of the wiring for the systems. It is also possible to use a highly effective wireless alarm system.
Degree of completion – the houses will be completed according to BDS. Additionally, for the convenience and time saving of our customers, we also offer finishing works upon request and completion
turnkey, being individually tailored to the wishes of each future homeowner in the Sham Village complex.

ZVEZDITSA VILLAGE DISTRICT
The excellent location of the Sham Village complex provides a healthy living environment in close proximity to nature, which also meets the high demands of the modern lifestyle. The village of Zvezdica is 10 km from our sea capital Varna in the direction of Burgas, near the future Black Sea highway. Its altitude is 120-180 m. It is located in an area close to the sea. The nearest beach is in the district of Asparuhovo – 10 minutes away by car. Varna Lake is about 2 km away. The village is surrounded by forests and is adjacent to Eco Park Zvezditsa, which is suitable for family gatherings. It provides an excellent opportunity to live and relax. Transport connection with the city is bus line #36.
